Keyboxes are not the most exciting things in real estate. But they allow agents to show your house when allowed by you, even if it is not convenient to be at home (and often you may not want to be present at showings).
We just updated to a new Supra keybox system. It cost me as an Broker, money and time. It provides added information and security to my owners. I can now use my Palm Tungsten PDA to beam my information into the keybox. It identifies me and records my showing for the owner, the listing agent, and also for my records when I am working with the buyer. The new keybox gives additional room for a third key if needed and will be much more dependable.
All of this gives the seller more security. The new keyboxes are blue instead of the older gray ones (even the gray ones were a huge step up from the even older combination keyboxes that kept NO record of showings. Anyone that had the combination could show them at anytime).
The new blue boxes can have certain restrictions so that the box will not even work outside of preset limits (so if you never want your home shown after 8 PM for instance).
Yeah. It is a boring subject that will never be big news but it is a wonderful bit of technology that makes home sellers safer while still allowing buyers to see your home.
